Presenter: Doug Kennedy, President, Kennedy Training Network
Track: Sales
Audience Experience Level: All
Audience Area: Reservations and Sales

The vacation rental business is facing disruption from all directions. OTA's are working hard to insert themselves between you and your guests.  Well-funded start-up companies have their eye on stealing market share by offering your owners lower commissions and guaranteeing rental income.  Major hotel brands are still trying to figure out a way to penetrate the VR space. Meantime, well intended vendors push the latest shiny apps that improve efficiency but eliminate traditional human interactions in the service cycle. The end result is that many guests have no idea who they rented from last year and your inventory becomes just another rental unit. In this session Doug Kennedy provides practical ideas on how to avoid having your homes become commodity like an airline seat.

The Temptation to Oversell

Presenters: Allyson Schreck, Rented.com
Track: Sales
Audience Experience Level: All
Audience Area: Reservations and Sales

The premise of this session is to discuss how sales and operations must work together to keep owners happy and your team happy. In a competitive market, it's tempting to oversell what your company can deliver in order to get the owner to sign. You must set real expectations for owners - selling is the easy part, matching what you sell, what your owner hears and what your ops team can deliver are entirely different. It's easy to get an owner if your sales pitch is good - keeping the owner is the hard part. Not all owners are going to be the right fit for your company. You should interview the owner as much as they are interviewing you. Are they going to be get along with their primary contact and do they have similar communication styles? What is the owner's pain point going into the relationship and will you be able to manage that pain point? Do they expect the pillows on the sofa to be placed in a very specific way after each cleaning - and if so can you manage those expectations? Are you able to keep that owner aware of changes that affect them? When you meet with an owner, have you considered the location, the unit and how it will affect your entire team? In sales, there is often the urge to make the deal and grow the business, but if you spend more time trying to keep unsatisfied owners with unmet expectations, you are spinning your wheels. These are just a few questions that must be considered from the first interaction with a potential owner and will be addressed in this session.
